New Class Z License for the Kitchener Waterloo Rental Licensing Bylaw


City of Waterloo Residential Rental Licensing Update – NEW CLASS Z LICENSE

The rental housing licensing by-law has been in effect for one year. City staff have reviewed the by-law for consistency and areas of improvement, and on Monday, August 12, Waterloo city council passed a motion to approve amendments to the by-law.

The amended by-law now includes an additional sixth class of license in order to appropriately capture residential rental units that are similar in nature to apartments but do not meet all aspects of the definition. The new Class Z license will capture rental units that meet two of the three criteria for being an apartment (having four or more dwelling units and being horizontally separated) but do not have an interior common hallway.

City staff have created this new class of residential license to allow properties without an interior common hallway to be licensed and meet safety standards – without having to meet specific bedroom or floor space standards. This amendment ensures consistency in application and enforcement of the by-law.

The application process and deadlines remain the same. Landlords can avoid long waits in line by applying for their license online at mypermits.waterloo.ca.

Don’t Forget Your Fall Home Maintenance To Do List- Kitchener Waterloo Homes for sale

A few hours spent on fall maintenance will protect the investment you’ve made, and make for a more comfortable and worry-free winter ahead. Get started with our fall “to-do” list:

 

  • Ensure windows and doors (especially the one between house & garage) close tightly; repair or replace weather stripping if needed.
  • Check your roof for loose or missing shingles.
  • Ensure your eavestroughs and downspouts are clear.
  • Check your chimney for nests, other obstructions, or buildup of residues.
  • Get a pro to inspect your heating system. Clean or replace the furnace air filter each month all winter.
  • Have ducts professionally cleaned every few years; vacuum everything you can reach.
  • Check your home safety devices and change the batteries.
  • Change the direction of ceiling fans to push warm air from the ceiling down.
  • Cover outside of air-conditioning unit.
  • Drain and store outdoor hoses. Protect delicate landscaping.

 By doing a few small things you will ensure your home is ready for the winter months and you can enjoy them in comfort.

Kitchener Waterloo Real Estate Update for July 2013

HOME SALES CONTINUE UPWARD TREND
KITCHENER-WATERLOO, ON (July 4, 2013) –– Residential property sales through the Multiple Listing
System (MLS® System) of the Kitchener-Waterloo Association of REALTORS® (KWAR) half way through
the year are up 1.4 per cent compared the same time last year. Residential sales totaled 3,511, 2.2
per cent ahead of the previous 5-year average of residential sales year-to-date.
In the month of June 648 residential properties were sold compared to 607 in June of last year,
representing a 6.8 per cent increase in sales volume.
“Residential sales in Kitchener-Waterloo continue to perform well” says Dietmar Sommerfeld,
President of KWAR. “We’re seeing a slow and steady upward trend in sales which is exactly what we
like to see, stable and steady growth.”
June’s sales included 422 single detached homes (up 9.9 % from last year) 122 condominium units
(down 7.6 %), 58 semi-detached (up 9.4 %) and 35 freehold townhouses (up 6.1 %). Year-to-date
residential sales display a similar distribution with 2,367 single detached homes (up 3.6 %) 605
condominium units (down 9.4 %), 283 semi-detached (up 6.0 %) and 218 freehold townhouses (up 0.5
%).
On a year-to-date basis, the average sale price of all residential sales increased 4.6 per cent to
$327,569 compared to 2012. Single detached homes sold for an average price of $371,898 an
increase of 4.2 per cent compared to last year. The average sale price for a condominium units sold
in the first half of the year was $215,219, an increase of 2.7 per cent over 2012.

 KITCHENER-WATERLOO HOMES SALES EASE IN AUGUST

KITCHENER-WATERLOO, ON (September 6, 2012) –– There were a total of 495 home sales through the
Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) in August,
a decrease of 4.4 percent compared to the 518 homes sold in the same month last year.
On a year-to-date basis, residential home sales remain on par with last year – with a total of 4,492
sales recorded.
August’s residential sales included 322 detached homes (down 7.7 percent), 35 semi-detached (up
6.1 percent), 37 townhouses (up 32.1 percent), and 97 condominium units (down 4 percent).
The average sale price of all residential properties sold in Kitchener-Waterloo and area rose 7.3
percent in August to $314,623, up from $293,303 one year ago. Condominium units increased 9
percent to $231,654, up from $212,513 a year ago. Single detached homes sold for an average price
of $354,064, a 7.6 percent increase compared to a year ago.
“While sales were down in August, we saw fairly strong price gains last month, says Sara Hill, president
of the KWAR. “This was helped along by the fact that 3 residential properties sold for over 1 million
dollars in August, compared to no sales in that price range last August.”
Also putting pressure on August’s average residential sale price was the increase in the number of
homes that sold for more than $400,000. 96 homes were reported sold that came in over $400,000,
representing an increase of 37 percent compared to the 70 homes that sold above that mark in
August 2011.

Kitchener Waterloo Market Update for March


 

KITCHENER-WATERLOO’S REALTORS® POST SOLID HOME SALES IN MARCH KITCHENER-WATERLOO, ON (April 5, 2011) –Sales of residential properties via the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) ran slightly above the five-year average for the first quarter.

During the first quarter of 2011, there were a total of 1474 home sales, 10.4 percent below last year’s record for the same period.

“Residential real estate sales in the area continue to perform well,” says George Patton, President of KWAR. “We’ve not set any records yet this year, but a stable market is a good market.”

Home sales for the month of March totalled 608 units, 15.4 percent lower than the same month a year ago —also a record breaking period. Of those sales, there were 385 single detached homes, 116 condominium units, 61 semi-detached and 40 freehold townhouses.

Patton says he is paying attention to see what effect the recent mortgage rate increases by several of Canada’s big banks will mean for the typically busy spring real estate market. “By historical standards, mortgage rates are still pretty low,” he said. “With the economy continuing to strengthen, the housing market should stay balanced.”

While the most popular price range selling in March of last year was in the $225,000 to $250,000 category, making up 16.7% of the residential market, this month’s sales activity shifted to the higher price ranges, with nearly 15% of sales occurring in the $300,000 to $350,000 price range.

This has pushed the average sales price for all residential properties in the month of March up 5.4% to $298,671 compared with the same month a year ago. However, on a year-to-date basis, the average sale price has increased more gradually with a one percent increase to $290,148 relative to last year.


February Update on the Kitchener Waterloo Real Estate Market


 

SOLID HOME SALES ACTIVITY IN FEBRUARY KITCHENER-WATERLOO, ON (March 3, 2011) –Sales of residential properties via the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR) continued their steady pace in February.

There were a total of 491 residential properties sold last month, a 32.7 percent increased compared to January’s results, and a 6.7 percent decrease compared to February of last year.

“These are above average numbers for February”, says KWAR President George Patton. “Keeping in mind that this time last year we had an unusually active February, setting a record for home sales in that month.”

Residential home sales last month included 308 detached homes (down 11.3 percent from 2010), 104 condominium units (up 19.5 percent from 2010), 46 semis (down 4.2 percent from 2010), and 31 freehold townhouses (down 26.2 percent from 2010).

While the most popular price range selling in February of last year was in the $300,000 to $350,000 category with 76 sales, there were almost the same number of homes (72 units) selling in the $250,000 to $275,000 price range last month.

“Vigorous activity for condos and homes in the mid price ranges was reflected in the slight decrease in the average overall residential sale price,” says Patton.

The average sales price of all residential sales decreased 0.8 percent to $288,404 compared with February 2010. While single detached homes sold for an average price of $331,027, an increase of 1.1 percent compared to last year. In the condominium market the average sale price in February decreased 2.4 percent to $196,213 compared to the same month a year ago.


How to Sell Your Home in Winter.


Selling your home? Winter is a great time for playing up your home’s cosy, family-friendly charm.

Many people believe it’s harder to sell your home in winter than summer. But there are a number of real advantages to selling during the cooler months, says Kathy Monahan, an agent with Forest Hill Real Estate Inc. in Toronto.

For one thing, removed from the sometimes frenzied action of the spring market, sellers can take a little more time to consider offers, and with fewer homes on the market, there’s less competition. And don’t worry, says Kathy: the things that lead people to make new home purchases — a new job, a growing family, up- or downsizing — happen all year round, and there are still plenty of buyers out there. In fact, winter is a great time for playing up your home’s cosy, family-friendly charm.

Start with the exterior
As with any time of year, make sure that the house looks well maintained and cared for, with eavestroughs clean and minor repairs taken care of. While you can’t paint in winter, washing paintwork and siding with warm soapy water on a mild day can make a big difference. Make sure the windows are freshly washed as well; winter light has a way of highlighting grime.

Tend to foliage
Make sure that shrubs and tree-branches bent down with snow don’t obstruct walkways or entrances; brush the snow off or prune if necessary. (It won’t hurt them.) Ensure that the walkway is shovelled and ice-free before every showing; not only is this a courtesy and crucial to making the home look well maintained, but if a visitor slips and is hurt, you could be liable for damages.

Adorn the entryway
A wreath on the front door, Christmas lights and a garland hung on the doorframe or front porch present a welcoming entry. Plant urns with festive greenery, the fuller the better: along with cedar or pine boughs, tuck in sprigs of holy, dried berries, magnolia leaves, corkscrew hazel or red osier branches, with silver ball ornaments and perhaps gold wire ribbon woven through the arrangement.

Once a prospective buyer comes inside, remember that you may have only 10 to 15 minutes to make a lasting impression. (A small but crucial point for unoccupied homes: make sure the heat is turned on several hours before the showing. All the window-dressing and staging in the world won’t entice buyers to linger inside a home that’s freezing.)

Light candles
Romance visitors’ sense of smell by lighting fragrant candles or placing bowls of potpourri in main rooms. A time-honoured but still effective trick, especially on a cold winter’s day, is to have a pot of cider simmering on the stove, or cookies or fresh bread baking.

Protect the floors
To protect your floors, put down rubber mats by the door for snowy boots; buy a few pairs of comfy one-size-fits-all slippers from a department or discount store for visitors to wear while they view your home.

Light a fire
If you have a wood-burning fireplace, light a fire and let it glow during the showing. Put big, colourful poinsettias in each main room, including the kitchen; consider more modest winter flower arrangements or amaryllis blooms in other rooms, such as the bath and master bedroom. Decorate banisters and mantels with pine garlands (natural ones impart a delicious, nostalgic fragrance); a decorated and lit Christmas tree or menorah enhances an image of home and family.

After the holidays, seasonal decorations can be taken down, but urn arrangements and even the front door wreath can stay up for the rest of the winter, if it isn’t too Christmasy in design. Make sure you continue to maintain walkways clear of ice and snow, and think warm thoughts!


Kitchener Homes for sale– Photos are king when shopping online.


I have recently been shopping for a home for my family and I have come to notice a wide discrepancy in quantity and quality of the photos that are available online.

In this age of tweeting and face book, online shopping for homes has become much easier for everyone. So as I am searching online I look for information regarding bedrooms, baths etc but am most interested in pictures of the rooms, layout etc. I find it very frustrating that many agents do not utilize the benefit of good photography or any photo’s at all. I often see homes that have a couple or pictures or sometimes even 1 photo that was taken by the boards drive by photographer. In my opinion that is pitiful. How can a home seller be happy with someone that is saying they are representing their interests and are being paid to market their property for sale but can’t even take the time to take a decent photo?

On the flip side, I have seen some homes that looked absolutely beautiful in the pictures online but when we go into the house we are sadly disappointed to see the wide-angle lens that was used extremely over exaggerates the size of the rooms.

So as a potential buyer and a realtor that market homes, please take photo’s that are true representations of how the home looks. Keep it crisp and clean, use a good camera and flash and highlight the features that best sell the home. There is no excuse for poor photos… do your sellers proud.


Waterloo Homes for sale -Facebook is coming to Waterloo Region schools


This is just another sign that social media and social networking is not a passing fade but is here to stay. The Waterloo Region School Board http://www.wrdsb.ca/ announced that this coming September they will be implementing Facebook as part of teaching aids to help students learn better.
